The Importance of Good Visuals In Real Estate

Its so incredibly important when selling real estate, that you have a good visual presentation of the property when marketing it. That includes preparing the property to look its best, and ensuring you have excellent well edited photos, videos, floorplans and 3D walkthroughs where possible.

In fact, aside from the price, I think this is probably the most important aspect which must be considered when marketing real estate, and here's why:

We perceive up to 80% of all impressions by means of our vision. Its the strongest and most dominant sense that we use, and so its very important that we appeal to the eyes as much as possible.

When someone is browsing properties that they are considering purchasing, what they see online for photos, videos, etc. are effectively the biggest influencers in making the first impression of the property, and will greatly influence whether or not they decide to view the property in person. It might be possible you have a fantastic property, but if it doesn't look that way - there's a very real chance people will simply overlook it.

One of the other things to consider, is that everybody has different abilities to process spatial information. Floorplans for example, are an incredibley helpful aid for getting a better understanding of a layout, whereas with photos alone it can often be difficult to comprehend the layout many homes. Video allows you capture the property, surrounding landscape, neighborhoods, and varied lighting in motion to be shown in ways that photography simply cannot - another reason to include both alongside photos if you are looking to appeal to the maximum amount of viewers.

3D tours are another tool I try to include wherever applicable, which allow the viewer to visit the home and walk through each room. They are a powerful tool for showcasing properties, and are effectively a 24hr open house. This does two things: it of course helps to give people a better idea of the home, but is also helps to prevent disturbances from pointless showings by viewers who would only find they just don't like the layout! 

Another example of how important visuals are for online shoppers, including for real estate: Have you ever bought something new to you without seeing at least a photo or video of what the product would look like? In most cases the answer is almost always 'no'. There are however, alot of folks who purchase a home without actually visiting the property, and so you can see where this is going.

So the next time you're thinking of trying to sell something, especially real estate - do your best to make sure the ad is as appealing as possible to our most powerful sense. You're only selling yourself short if you think these things don't matter!
